
BACKGROUND
This BREEAM-rated project involved the demolition of the top two floors down to level 3 slab of the existing concrete structure, followed by the erection of three storeys of steel frame construction, plus a full height steel frame extension to the rear. This was to create a 189-bedroom, 6-storey hotel with reception and restaurant on the ground floor and plant room in the basement.
HOW IS SUSTAINIQ BEING USED?
SustainIQ was used throughout the project to provide data that supported claims for BREEAM credits throughout the assessment, including:
Man03 – Responsible construction practices
Mat03 – Responsible sourcing of construction products
Wst01 – Construction waste management
Wst02 – Use of recycled and sustainably sourced aggregates
LE03 – Managing impacts on ecology
LE05 – Long-term ecological management & maintenance
REPORTING ON ENVIRONMENT, SOCIAL VALUE AND PROCUREMENT
Moreover, SustainIQ provided full ESG & sustainability reporting also capturing data on social value and procurement. For BREEAM, SustainIQ was crucial in supporting Gilbert-Ash with:
- Measuring all aspects of waste management, providing data on recycled goods used in production and waste diverted from landfill.
- Capturing Greenhouse Gas data across scopes 1, 2 and 3, including emissions from transport delivery to site.
- Measuring quantity of biodiversity initiatives on site, assigning responsible staff, and ensuring long-term maintenance and management of those initiatives.
- Calculating the socio-economic impact of the project through local supply chains.
MAIN BENEFITS OF USING SUSTAINIQ
SustainIQ is used to compile the project’s sustainability performance centrally. The information is then accessed and used for various reasons including:
- Demonstrating compliance with BREEAM requirements throughout the project.
- Providing data that ensured site compliance with the Considerate Constructors Scheme.
- Generating touch of a button environmental reporting at site level to provide real-time insight.
- Providing easy-to-use software for scope 3 emissions tracking throughout the project.
KEY SUSTAINABILITY PERFORMANCE STATISTICS
- 99% of construction stage waste diverted from landfill and achieved less than 5.3m3 of waste per 100 m2 footprint of the building
- 40 scored out of 50 in the Considerate Constructors’ Scheme, as well as achieving BREEAM Very Good standards
- 75% of emissions in scope 3 transport, with 21% in scope 1 and 4% coming from scope 2 electricity emissions
